As part of our Local Housing Strategy, the Municipality of Huron Shores is releasing surplus municipal lands for residential development by public tender. This offering focuses on sites zoned primarily for single-detached, semi-detached, and duplex-style dwellings, providing opportunities for modest-scale housing that fits the character of our villages and rural areas.

Available Sites:
Multiple parcels in the Iron Bridge and Highway 129 areas are available, ranging from approximately 0.34 acres to over 2 acres. These properties are unserviced and sold as-is, where-is, with buyers responsible for confirming servicing options and development potential. Most are zoned R1 – Residential Low Density, supporting single and duplex homes, while one rural-zoned parcel allows residential, agricultural, and limited commercial uses.

Planning Considerations:
Most parcels are suited to single or duplex dwellings as-of-right. However, there may be additional opportunities for creative development—such as merging adjacent parcels through a deeming by-law or exploring zoning changes—subject to municipal approval, service capacity, and Planning Act requirements. Many zones also permit certain home-based businesses under Section 4.14.1 of the Zoning By-law, allowing residents to integrate small-scale professional, instructional, craft, and other uses within their homes.
