Welcome to Building and Development for the Municipality of Huron Shores.

Whether you are planning a new home, addition, garage, deck, renovation, accessory structure, or demolition project, our office is here to help guide you through the permit process.

Before purchasing property, preparing drawings, or starting construction, we encourage you to contact our office. We can help determine whether a building permit is required, identify applicable zoning requirements, and advise on any additional approvals that may be needed.

Our goal is to provide clear, consistent information to help property owners, contractors, and designers navigate the building process and avoid unnecessary delays.

About Building Services

Building Services are provided through Central Algoma Building Services, a municipal shared service responsible for building permit administration, plan review, inspections, and enforcement of the Ontario Building Code on behalf of participating municipalities.

Our staff are available to assist property owners, contractors, and designers throughout the permit process.

BUILDING ENFORCEMENT CONCERNS

For concerns related to building permits, construction without a permit, unsafe structures, or potential Building Code violations, please submit a Service Request Form for follow-up.

Building enforcement matters may include:

  • Construction without a building permit
  • Unsafe or structurally unsound buildings
  • Non-compliance with approved building plans

Service requests must include:

  • The municipal address of the property
  • A description of the concern
  • Relevant dates or observations
  • Your contact information

Due to privacy legislation, the Municipality does not routinely provide updates regarding investigations or enforcement actions. Complainants will be contacted if additional information is required.

Flood Plain and Land Use

Please be advised that there are areas within the Municipality that are identified as flood prone. In the 1980s and 1990s, under the Flood Damage Reduction Program (FDRP), a number of communities, in Ontario, with a known history of flooding were mapped and identified at risk. These maps were recently replaced with a new, in-depth Flood Risk Assessment.

On October 26, 2022, through recommendations from a team of Engineers with Hatch Ltd and, the Municipal Planner of Huron Shores; the Council of the Municipality of Huron Shores replaced the Land Use Schedules of the Huron Shores Official Plan with the new Inland Flood Plain Interpretation as the ‘engineered flood lines’ for the purposes of Section 4.11 of Zoning By-law #18-18.

Waste Site Buffer Zone

Certain lands within the Municipality may be subject to a Waste Site Buffer Area.

Development or construction within this area may be restricted or require additional review in accordance with:

  • The Municipality’s Zoning By-law
  • Environmental protection requirements
  • Applicable provincial legislation and guidelines

Before submitting a building permit application, property owners are strongly encouraged to confirm whether their property is located within a designated waste site buffer area.

If a property is located within the buffer, additional studies, setbacks, or approvals may be required prior to issuance of a building permit.
